 1)  WHAT DOES “TILA” STAND FOR?

TILA is the abbreviation for the Truth-In-Lending Act, the federal law that governs all mortgage loans.  The main purpose of the Truth in Lending Act is to assure the meaningful disclosure of consumer credit terms, including those in advertisements, so that consumers can easily compare terms and shop wisely for credit.   Before passage of the Act, an advertiser might have used only the most attractive credit terms, thus distorting the true cost of the credit.  As a company, TILA Mortgage is dedicated to the Truth-in-Lending Act and strives to maintain full compliance with all aspects of the Act to insure consumers always receive full, legal disclosure.  Consequently, as the feedback from our clients substantiates (see #10 below), TILA Mortgage truly stands for "truth-in-lending". 

2)  IS TILA MORTGAGE STATE  LICENSED?

Yes, TILA Mortgage is duly licensed by the Washington Department of Financial Institutions under license number 510-MB-26333 and the Oregon Division of Finance and Corporate Securities under license number ML-4804.    

3)  WHY SHOULD WE CHOOSE TILA MORTGAGE TO DO BUSINESS WITH?

1)    At TILA Mortgage our goal is to quote you the best rate right at the onset.  Experience has shown that many other companies "talk a good game" but then quote you a rate in which they attempt to make  excess profits and then tell you, "If you find a better deal then let me know and I'll match it or, beat it".  Some companies even add, "If you find a better deal we'll beat it or we'll give you $500."  The significance is, these companies are not willing to offer their best deal unless you actually catch them in the act of overcharging.  At TILA Mortgage you can count on our best deal at the onset -  no games, no nonsense and no trying to gouge extra money out of you.  Consider that when you ask a company for their best offer, only to have them follow with the statement that they'll beat any better "written" offer you bring them; this should be a clear indicator that they have in fact not given you their best offer.  That's when you know its time to call TILA Mortgage.  

 2)   In addition, all TILA loan officers are full fledged employees of TILA Mortgage whereas; almost one-half of all loan originators are independent contractors, or IC's.  IC's are free lance loan originators who generally operate out of their homes under another companies' license, but not as an employee.  IC's are required to be State licensed however; pursuant to Federal tax laws companies that sponsor IC’s cannot direct or control (1) the means that IC's use to obtain loans, (2) how IC's present their services to the marketplace, or (3) what, if any, training the IC's receive.  The resulting limitation in directing loan officer activities is the primary reason why TILA Mortgage only employs dedicated, full time employees who have made a commitment to serve our client's best interest and adhere to the high standards set by our company.

3)        TILA Mortgage subscribes to a nationwide computer network of lenders that provides their daily rates on a real time basis.  This technology enables our loan officers to quickly locate the lender(s) in the network, anywhere in the nation, that is offering the lowest rate for a particular loan type at that point in time.  Further, the majority of these lenders do not offer their loan products directly to the public, instead they are offered only through broker companies like TILA Mortgage.

4)    TILA Mortgage is an established local company that has an outstanding reputation in the community.  If a problem does arise its a lot easier to drive across town to resolve it rather than to have to fly across country. 

5)   TILA Mortgage gives back to the community that its clients and its employees both work in and live in by providing financial support to local charitable causes.  TILA Mortgage is an Ambassador level donor to the Humane Society as well as a financial supporter of the Progressive Animal Welfare Society (PAWS).  If you would like to make a donation to help the orphaned animals in our community find a loving home, please contact TILA Mortgage regarding a matching donation.

4) does tila pay for my appraisal like other companies advertise they do?

The truth of the matter is that most of these companies don’t really "pay" for your appraisal as their advertisements would have you believe.  

What these companies do is lump all the traditional loan costs such as appraisal, credit report and processing fees into one charge and give it a different name such as an “administrative” or “broker” fee.  These companies then advertise that there are no appraisal, credit report or processing fees!  It sounds good until the consumer discovers they’re really paying for these costs; they’ve just been hidden under a different name! 

5)  Why won’t my TILA Mortgage loan officer pull my credit when I’m talking to him on the telephone like other companies do?

The Federal Trade Commission reports identity theft as one of the biggest problems facing America today (read more).  Ironically, all information needed to commit identity theft against someone is contained right in their credit report and yet consumers regularly allow virtual strangers on the other end of the telephone pull their credit report, without consideration.  For our client's protection, TILA Mortgage's corporate policy is that no credit report will be pulled without our client’s written permission.  For our client’s added protection, TILA’s consent to pull credit agreement also provides (1) that we will only pull your credit report for the subject mortgage transaction, (2) our right to pull your credit report expires in 90 days, and (3) there will be no charge to you for pulling your credit report, unless you consummate a loan with us.

Secondly, the Real Estate Settlement Procedures Act (RESPA) states that if a mortgage company pulls a consumer’s credit report then the mortgage company has obtained sufficient information to make a credit decision.  As a result, the mortgage company is required by law to provide the consumer with all applicable State and Federal disclosures relating to the potential mortgage loan within 3 business days.  To ensure full compliance with applicable laws TILA Mortgage provides you, the consumer, with all required disclosures up-front, along with the consent agreement to pull your credit report.  TILA is meticulous about protecting our clients rights and personal information.

6)  WHAT IS THE LOAN PROCESS AT TILA MORTGAGE?

1)     Clients make loan application at TILA’s website or, they may make loan application directly over the telephone.  We actually prefer to take loan applications over the telephone as not all information listed in the application is required therefore; the telephone process is usually much faster for our clients.  The average time to take a loan application over the telephone is approximately 10 minutes.

2)     After the application is taken we forward the applicant the completed application along with the Good Faith Estimate/Truth-in-Lending Statement and required disclosures forms.  We ask the applicant to review the application for accuracy and then return the signed documents (fax is acceptable).

3)     Only after receiving the signed application, as well as written authorization to access the applicant's credit, does TILA pull the credit report(s) to obtain a pre-approval for the loan.  Then, only after receiving a pre-approval do we order an appraisal of the home.

NOTE: At no time in the loan process does TILA Mortgage ever ask our clients for money!

4)     Assuming a fully documented loan, the applicant is requested to provide the following information to document the loan:

·         W2’s for the last two tax years or, tax returns if self employed,

·         Pay stubs for the last 30 days,

·         Checking account statements for the last 2 months (all pages required),

·         Contact information for the homeowner’s insurance policy,

·         And if a purchase, (1) a copy of the Purchase and Sale Agreement and (2) documentation of the source of the down payment.

5)     The loan application, along with the supporting documentation, is submitted to a mortgage loan underwriter.  The underwriter reviews the documentation to insure the loan conforms to Fannie Mae / Freddie Mac guidelines.  Additional information may be requested from the applicant at this time to clear any noted underwriting “conditions”.

6)     Assuming the loan conforms to all underwriting guidelines, the underwriter approves the loan and the closing documents are created.

7)     The closing documents are forwarded to the closing agent, generally an escrow company associated with the issuer of the title policy.  The escrow agent schedules a time for the closing with the applicant.

8)     The applicant signs the closing documents.  If the loan is for a purchase the loan is generally funded on the following business day.  If the loan is a refinance, in accordance with federal law, 3 business days must pass before the loan can be funded.

7)  How long does the loan process take?

The average time to complete the loan process is 10 to 15 business days from receipt of all loan documents. 

8)  HOW DOES TILA MORTGAGE GIVE BACK TO THE COMMUNITY?

9)  CUSTOMER FEEDBACK

I first called TILA in March, seeking information about refinancing our home after listening to commercials on KITH. I must admit that I approached TILA with considerable skepticism and limited knowledge about the refinancing process. However, Nick, my loan officer, walked me through the process in a clear manner and provided detailed information about what our costs and rates would be. His manner and patience immediately put me at ease. When we subsequently decided to sell our home and purchase another, Nick again walked me through the process. At this point we had a challenge that surfaced. Our local Key Bank provided information on a lower rate than any of the four options that Nick had provided. In addition to informing me about inappropriate lending practices of some lenders, Nick went online to provide me with data from Key Bank that fully contradicted the information they had twice assured me was accurate. After seeing this information our bank admitted their 'error' much to my dismay. I then took the additional step of checking out TILA by asking a banker contact at Wells Fargo about the company. As soon as I said TILA Mortgage I was informed that Wells Fargo could not touch your rates or your fees. My mind was made up - TILA was definitely the company I was going with.  In summary, Nick truly has been a partner through the entire process. He is knowledgeable and friendly and truly went out of his way to help us. He even went so far as to attend our signing so that he could personally transport the loan documents. We appreciate Nick and TILA Mortgage so much because the level of personal service provided to us far exceeded our expectations. I just wanted to take a quick minute and give Kudos to all of you at TILA Mortgage!  Part of my closing process involves mailing a survey with the final HUD to the borrower.  Those surveys go directly back to the Chicago manager who reviews them and disburses them to the proper department managers who then review them again and forward them to the individual closers.
